Bron Y Nant, Colwyn Bay

Summary

Services provided: Structural, drainage and externals design, geotechnical investigation, demolition survey

The original site consisted of 3No. separate buildings on the upper site, Cartef, Bron Y Nant and Tan Llan, which were believed to be built in 1904 and originally used as an isolation hospital and then later in life as office spaces. The lower site entailed the Bryn Euryn Horticultural Nursery, which was used as a horticultural centre to provide opportunities to adults with learning disabilities.

With a much-needed lease of life, the client appointed Datrys to provide Civil and Structural Engineering services in order to transform the unused spaces to a Disability Respite Facility with Complex Care which is able to provide fully furnished apartments, communal spaces and support staff accommodation for those with disability needs, in addition to transforming the existing Horticultural Nursery into a fully functioning nursery, café and shop and continue to provide work opportunities to local people with disabilities.

Datrys were appointed by Conwy County Borough Council to provide Civil and Structural Engineering design services in line with RIBA Stages 2-5 for the proposed Bron Y Nant Disability Respite Facility (upper site) and the proposed Bryn Euryn Nursery (lower site). Datrys undertook structural surveys of the existing buildings to ensure the safe demolition could occur, whilst also procured and oversaw the Ground Investigation. The design entailed full structural design services for both buildings and full civil engineering design involving the external works including gaining SAB approval for surface water proposals, a Section104 agreement for foul drainage adoption and a Section278 agreement for offsite road improvements. Active engagement with the relevant authorities helped ensure that the development provides a betterment, relative to the existing site, in terms of road safety and sustainable drainage.

The Bron Y Nant building is of 2 storeys, being constructed from load-bearing masonry, precast concrete floors and timber trussed rafter roof, with an impressive reinforced concrete retaining wall to provide a useable and functional lower ground floor area over the previously steep sloped site.

The Bryn Euryn Nursery building is a single-storey load-bearing masonry frame with timber rafters forming the mono-pitch sloped roofs. A steel frame is provided to form the Café area, allowing an open and light space to formed with the impedance of columns.

With on-site construction starting in 2021, Datrys have continued to provide on-site support to the Contractor and Client to ensure that construction stage support is available for both the Contractor and Client.
